Gale G. Evans

Ms. Evans is a partner in the Real Estate Group of the Atlanta office of Seyfarth Shaw LLP. Ms. Evans’ practice focuses on all aspects of commercial real estate, including significant experience in the representation of both landlords and tenants in the negotiation of industrial, office, and retail leases for a wide range of properties, including data centers, medical offices, multi-tenant office buildings, single tenant buildings, distribution centers, office/warehouse/showroom spaces, restaurants and retail stores. She also advises landlords on issues presented by insolvent or defaulting tenants; tenants in the structuring of leases involving significant landlord build-out and/or tenant allowance allocations; and subleasing and lease restructuring from both landlord and tenant perspectives. She is involved in the drafting of "green" lease forms for clients and in advising clients on "green lease" issues, including the maintenance of LEED® certification in multi-tenant buildings; and in counseling clients on various matters related to "green" buildings, including incentives for sustainable construction and retrofitting, sustainability ordinances, and insurance issues related to "green" buildings. She counsels clients in the acquisition of distressed assets, including due diligence and risk assessment. Ms. Evans also has extensive experience in the representation of national and regional banks and life insurance companies in structuring, due diligence and closing of construction and permanent loans.

Ms. Evans frequently writes and speaks on real estate matters. Recent published articles include “Advice on Avoiding Misunderstandings in Premises Measurement,” which was published in Commercial Leasing Law & Strategy (December 2003). Ms. Evans was a panelist for “Implications of Foreclosure,” at the April, 2010 meeting of the Georgia Chapter, CCIM; a presenter for “Drafting Commercial Real Estate Leaves; The Ins and Outs of Protecting Your Interests,” for the National Business Institute in September 2009; and a panelist for “Winning Ways: How Lease Trends and Terms are Shaping Up at Today’s Negotiation Table,” for the Atlanta Chapter of Commercial Real Estate Women.

A Fortune 500 company in the negotiation of warehouse/distribution center leases involving a combined total of 1,163,872 square feet and the negotiation of complex outparcel and exclusive parking and trailer court rights.

A Fortune 500 company in the negotiation of a warehouse/showroom/fabrication facility sublease, including the negotiation of consent and recognition agreements from the ground lessor and prime lessor.

A Southeast developer in the acquisition of an assemblage of twelve parcels for a single family development.

A mid-size Atlanta company in the termination of an existing lease and leasing of new space in a first class office building.
