Arren S. Goldman

Arren Goldman is a Partner in the Real Estate group in the New York office of Seyfarth Shaw LLP. Mr. Goldman concentrates his practice in commercial real estate transactions.

Mr. Goldman represents lenders, developers, owners and investors in a variety of real estate financing transactions. Additionally, Mr. Goldman represents loan servicers in connection with a wide array of loan servicing matters. Mr. Goldman also works on commercial leasing and real estate development matters as well as real estate acquisitions and dispositions.

During the recent economic downturn, Mr. Goldman was heavily involved with loan workouts, loan restructurings and loan servicing matters. Prior to the downturn, Mr. Goldman closed numerous acquisition, permanent, interim/bridge, construction and mezzanine loans. He has also led teams that have closed over $100 million in mortgage loans, secured by various properties around the country, for securitization in the capital markets, and has worked on syndicated and participation loan transactions.

As the economy has recovered, Mr. Goldman has been involved in a number of complex financing and loan servicing transactions. A few of his most recent financing engagements include:

A $250 million leasehold/subleasehold mortgage loan involving a mixed use building in Manhattan
A $63 million mortgage loan facility secured by 22 hotel properties in multiple states;
A $55 million loan involving the renovation of a ski resort and conference center in Colorado;
Two ground-up, hotel construction loans ($60 million and $30 million) and two hotel construction and renovation loans ($48.5 million and $37 million);
A $110 million mortgage loan made by a retirement fund for a high rise office building in Manhattan; and
A $25,000,000 loan secured by eight properties in Florida.

Mr. Goldman also frequently represents CMBS loan servicers in connection with transfer of ownership matters, including non-permitted equity transfers and loan assumptions. Recent matters handled by Mr. Goldman include a non-permitted equity transfer with respect to a six-loan, $92 million loan portfolio secured by 30 properties located around the country, another non-permitted equity transfer that involved a loan portfolio totaling over $1.6 billion secured by 22 shopping centers located in 11 states and a loan assumption matter involving a $225 million loan and an office building in Manhattan.

Mr. Goldman, together with other Seyfarth attorneys, has devoted a significant amount of time to counseling an emerging international company (focused on the ophthalmic market) on real estate, corporate, labor and employment, tax and other legal matters.

A member of the Firm’s Pro Bono Committee, Mr. Goldman has represented various not-for-profit organizations in connection with leasing and other real estate matters, including a children’s museum, a ballet company, a dance organization, an organization that provides support services to children in need and a group that encourages corporate philanthropy.
